Rental investment in San Diego…. downtown opportunity.

Following the redevelopment that we’ve seen over the last 10 years, downtown San Diego will always be a desireable place to live and rent.  At least for the foreseeable long term future and assuming that the development is maintained beautifully.   Never was there a better time to purchase a downtown condo unit as an investment to hang onto forever!  Rentals are in demand downtown. Young professionals, empty nesters and those curious to the lifestyle are moving downtown all the time.  Simple lock and go living is attractive to many.  There’s also the draw of metropolitan living with ample restaurants and bars.  AND our city is one of the few that’s located on a shoreline which makes for breathtaking views from high vantage points in downtown San Diego Real Estate. 

With a decent down payment (which is required now when buying an investment condo; period) you can now, for the first time in a long time buy and cover (or come close) the cost of owning!  That’s hasn’t been a reality in probably 4 or 5 years!   Due to the shortage (and high price) of downtown hotels, one of the best investment opportunities is to buy a unit in a nice building that will allow for, or has a lax HOA that doesn’t pay attention to short term executive rentals.  Many corporate/business visitors that frequent San Diego prefer these over hotel rooms.  You buy one of these units, put some decent modern furnishings and rent them out weekly for 2, 3, 4 times the amount you would get in a long-term rental!  Think about it… downtown hotels are $150+ a night for anything decent.  AND….  you can have a management company handle everything and let them know when you would like to use the unit.  So now you have a rental and a vacation home.  Sweet.  Really sweet.
